About the Role

A leading real estate development company is seeking a Real Estate Analyst to support its development and commercial teams. This role involves financial modelling, market research, investment reporting, and due diligence for new and existing development projects. The ideal candidate will have strong analytical skills, expertise in real estate financial modelling, and a keen understanding of the property sector.

Key Responsibilities

Financial Analysis & Modelling
  • Prepare and maintain development appraisals ranging from feasibility studies to detailed financial models.
  • Conduct cash flow modelling, property valuations, investment analysis (IRRs, sensitivity tables, scenario testing), and funding structuring (debt and equity financing).
  • Assess project viability and financial risk to support decision-making.
Market & Project Research
  • Conduct market analysis and due diligence, utilizing property price databases, trend analysis, and government initiatives.
  • Leverage relationships with property advisors and consultants to gather key insights.
  • Review planning documentation, costings, and technical reports to incorporate into financial appraisals.
Investment Reporting
  • Assist in drafting Investment Memorandums and compiling supporting documentation.
  • Understand investment strategies, equity/debt finance, and capital structuring concepts.
  • Prepare financial reports, forecasts, and presentations for senior management and external stakeholders.
Due Diligence & Business Support
  • Support due diligence for development transactions, financing, and disposals.
  • Coordinate with legal and accounting advisors to facilitate transactions.
  • Assist in financial oversight of existing investments, updating financial appraisals to reflect cost, revenue, and timeline changes.
  • Conduct ongoing quantitative and qualitative analyses to support business planning.

Qualifications & Key Skills

  • 2-3+ years’ experience in real estate, development, homebuilding, investment, or finance.
  • Bachelor’s degree (progress toward ACCA or CFA is a plus but not required).
  • Advanced Excel and real estate financial modelling skills (ARGUS/Estate Manager experience is a bonus).
  • Strong understanding of real estate development, investment appraisal, and financial structuring.
  • Excellent communication and report-writing skills.
  • Business and financial acumen, with the ability to assess market trends.
  • Proficiency in Microsoft Office (Excel, Word, PowerPoint, Outlook).
  • Self-motivated and ambitious, with a keen eye for detail.
  • Familiarity with Irish real estate market dynamics, planning regulations, and construction costs.
