As the Pre-Construction Design Manager, your role will be to manage the Pre-Construction period for Cairn's projects, carrying out core reviews, managing, and tracking progress.

You will report to the Design Lead – Pre-Construction & Innovation and support the broader pre-construction, planning, design, and delivery functions. You bring with you a capacity to unite teams and adopt a fresh, streamlined, and innovative approach to collaborative design at Cairn.

Key Responsibilities:

  • Core Role: Pre-Construction Reviews/Planning Design Reviews/Design Standards Reviews
  • Complete and manage reviews/assessment of acquisition projects
  • Complete, track, and assess preconstruction activities during planning and reviews of designs and layouts
  • Support in managing, organizing, and maintaining Central Design Standards Information
  • Support with the management of Pre-Construction Meetings and Pipeline
  • Coordinate with Design Leads (Product, Interiors & Landscaping) to ensure a consistent approach across all design and consolidate it into Cairn's Design Library
  • Produce drawings for the Cairn Technical Design Library and manage their completion where they are being completed externally
  • Assess and review on-site projects for their alignment with the Technical Library and Design Standards
  • Assess, check, and review Planning Designs in conjunction with the planning team to complete technical/design checklists
  • Add and maintain central Cairn Standards and produce guidance information for drawings
  • Carry out core checks on each project, including levels and substructure, and communicate best practices
  • Support with centralizing and managing initial preconstruction activities, meetings, and information review tracking
  • Support with program reviews, logistic drawings, and templates for project teams
  • Coordinate with project teams for prelim format and recording completed information

Key Cairn Functional Interfaces:

The Pre-Construction Design Manager will work across the Cairn business functions throughout the project life cycle, from acquisitions/planning through to sales and aftercare. In particular, the role's key interface points will include:

  • Design Lead – Product/Architecture
  • Design Lead – Interiors
  • Technical Managers
  • Commercial & Procurement
  • Site Teams
  • Customer/Sales Teams
  • Sustainability
  • Subcontractor Relationship Manager Team

The Candidate:

  • Preferred Degree – Architecture/Architectural Technology/Project Management/Engineering
  • Evidence of proven ability as it relates to innovation and fresh thinking
  • Minimum 5 years' design experience in residential construction or equivalent
  • Strong understanding of relevant building regulations, codes, and legislation
  • Evidence of strong project management skills
  • Ability to develop relationships and influence a wide variety of project stakeholders, including external design firms
  • Innovative mindset with confidence to challenge current methodologies
  • Ambitious and driven to deliver on their current portfolio and proactively identify further opportunities
  • Disciplined in following up projects and tasks to completion in a fast-paced environment
  • Ability to program long-term activities
  • Ability to work independently using their own initiative while contributing to the needs of the team
  • Exceptional verbal and written communication skills
  • A valid driver's license and access to a vehicle
