Mechanical Technicial Services Coordinator you will collaborate with colleagues to inspire customer moments of delight and pursue amazing outcomes each day.Be an ambassador of a one team approach within technical operations team, representing CBRE and Client brand Providing technical support to all functions, responsible for ensuring all plant and equipment is maintained in accordance with statutory and manufacturer's recommendations.The role is responsible for managing the provision of SLA's and will be responsible for fault finding and snagging of existing and refurbished buildings.The ideal candidate will be customer focused, highly motivated, proactive and show great initiative to keep the Facilities running smoothly.Core ResponsibilitiesIt is the overall objective for all of our roles to participate in creating and enhancing our safety cultureTo support this you'll log quality hazards and ensure resulting actions are closed out.This helps make our spaces safer and improve the safety cultureRegularly review all hazards associated with the operation and ensure they are clearly identified and assessedSafeguard works by operating Lock Out/Tag Out SystemYou will ensure the maintenance of site life and building safety systemsYou will ensure that the routine testing of interlocks and emergency stop buttons throughout the facility is undertakenSub contractor management is needed in this role and you will be required to review third party risk assessments, methods statements and award permits through the online permitting systemYou will be knowledgeable with CBRE/Client policies and procedures and carry out all duties in compliance with these policies / proceduresSafety of the team is a key focus and you ensure a safe & healthy working environment, through compliance with all company policies and procedures, as well as client site policies, procedures and working arrangementsSafety is achieved through complying with process you will ensure that Method Statements and Risk Assessments are reviewed for all actions identified are carried out to ensure safe working practicesYou wear and ensure the use of personal protective equipment when conditions require or when required to do so by the relevant risk assessment, method statement or mandatory signageWhen required you will review, interpret and implement new regulations applicable to the operation of the facility in cooperation with the ClientCBRE has deployed well developed and thorough QHSE Log books you are expected to Maintain these as requiredYou strive for ZERO reportable accidents / incidents as result of CBRE action or inaction (CBRE Corporate / Country Legislative reportable requirement)You report all accidents, occupational illnesses and emergenciesYou ensure the Integrated Environmental Health and Safety Management Systems are adhered to at all timesYou will embed a culture of safe working and compliance capturing RISE BehavioursYou will actively engage with CBRE communications and announcementsRelationships are key to our success and you work hard to maintain constructive and positive professional relationships with client, colleagues and supply partnersTo evidence our commitment to safety you ensure all safety audits of buildings, plant rooms and roof areas are carried outTo safeguard everyone using the space you ensure QHSE actions are remediated and closed within specified time frameServicing of LPHW systemsServicing of plantroom equipment.Reporting of defects and preparation of remedial repair quotesInsure compliance with PPM and reactive tasks SLA'sAttendance to reactive call outs as and when requiredCarry out servicing of mechanical plant such as AHU's, FCU's, Pumps etc.Servicing of boilersServicing of splits.VRV's.VRF's and Chiller plantYou actively contribute to team huddles and meetings where applicableYou ensure all specific facilities issues are logged and ensure remedial actions are completed proactivelyYou strive to achieve 100% Availability/uptime relating to critical service as result of CBRE action or inactionYou ensure ad hoc support requests are recorded within CBRE systemsYou liaise with colleagues and specialist contractors to ensure all requests are responded to promptlyYou should actively seek to inform all relevant team members of any instances where service could be impacted at the time it occursAs required you will test and certify systems and equipmentYou ensure installations comply with existing legislation and are labelled in accordance with agreed standardsYou seek to provide the best outcomes for the site through ensuring that all equipment meets statutory requirements and is maintained in accordance with best practices and/or manufacturers recommendationsYou take pride in your space and maintain and upkeep the plant areasYou contribute to planning the preventative maintenance routinesYou contribute to research & development of proposals to improve the performance of the systemsYou strive to ensure all planned maintenance of equipment is completed in line with the contract requirementsIdentification of issues is critical and you proactively achieve this through the completion of weekly building walkthroughs to identify issues which need attentionYou look to support self perform maintenance tasks on the contract through ensuring they are registered on the CMMS system (Maximo)You understand the importance of the CMMS system (Maximo) and the dependance on accurate data as such you ensure the system reflects accurate asset lists, maintenance records and historic recordsYou contribute to the management of asset data for life cycle asset managementYou will host & induct specialist sub-contractors, and ensure they confirm to site requirementsAbout youRelevant qualification in Mechanical fieldHealth and Safety qualification, Nebosh / IOSH desirableExperience of working within a maintenance team5+ years experience in a similar building environmentLanguage - fluency in written and spoken EnglishExcellent analytical and problem-solving skillsAn eye for detail and good designExcellent time management skillsThe ability to work well both as part of a team and on your ownStrong communication skillsStrong technical drawing skills KnowledgeBroad technical knowledge and understanding of FM and building systems.Must be able to demonstrate
