The RoleOur client are seeking an experienced, energeticHead of Residential Asset Managementto lead their residential team.Reporting directly to the Managing Director, this is a pivotal leadership role responsible for maximizing the financial performance and ensuring the smooth, compliant operation of the entire residential portfolio across Ireland (primarily centred around Dublin).The successful candidate will be a proven team leader, highly organized, and thrive in a fast-paced environment.Key Responsibilities1. Team Leadership & StrategyLead and mentora team of Property Managers and Administrators to achieve key business targets set by the Managing Director.Manage team performance, ensuring high standards in all aspects of property administration and tenant management.Assist in setting and implementing themarketing strategyfor lettings through effective engagement with estate agents.2. Financial & Asset PerformanceMaximize Return on Investment (ROI)by continuously reviewing asset performance with the Commercial Team.Maintain optimal cash flow by working closely with the Commercial Team on budget preparation.Be accountable forrental income collection, aggressively minimizing arrears and ensuring on-time payments.Supervisevacant unit turnaroundsand move-out procedures to ensure void days are kept to an absolute minimum.Negotiate and re gear residential rents in line with market dynamics.3. Compliance & OperationsOversee all facility management, includingPlanned Preventative (PPM) and Reactive Maintenanceprograms, liaising with commercial and maintenance teams.Ensure strict compliance with all statutory and regulatory obligations, including specific requirements under theResidential Tenancies Board (RTB).Manage third-party contractors, utility transfers, and the approval of invoices and expenditure within budget.Supervise the coordination of AGMs and statutory obligations for Owners' Management Companies (OMCs).Manage accident and emergency procedures, ensuring adherence to the Group Insurance Policy.Knowledge and Experience RequiredMinimum 3-5 years' experiencein a Property Management or Asset Management leadership role.PRSA qualifiedRelevant qualification in a property-related discipline.ExceptionalLeadership, Organisational, and Communicationskills.Proven ability to manage teams and thrive in a high-pressure, high-volume office environment.Please share your latest CV to if you would be interested in this role.
