The Role:
As a Commercial Manager, you will report to the Commercial Director and play a pivotal role in shaping the commercial success of large-scale data centre projects. Your key responsibilities will include:
- Developing and validating construction cost estimates from due diligence through to final design stages.
- Identifying value engineering opportunities to optimize design and cost efficiency.
- Maintaining accurate cost databases, historical data, geo-parity metrics, and inflation data.
- Leading project funding requests and presenting them to senior leadership.
- Managing General Contractors (GCs), Owner Furnished Contractor Installed (OFCI) equipment vendors, and third-party consultants from tender to final account.
- Overseeing cost control and change management processes.
- Producing monthly commercial reports on project financials.
- Supporting the finance team with month-end payment and forecasting.
- Leading the procurement of key construction and consultancy work packages.
- Identifying and pre-qualifying new supply chain partners.
What You Need to Succeed:
- Degree in Quantity Surveying or equivalent qualification.
- 7+ years of experience in commercial, cost management, or procurement roles.
- Expertise in estimating civil, structural, architectural, mechanical, and electrical work packages.
- Proven ability to manage contracts ranging from €1M to €300M.
- Strong experience in managing GCs, OFCI vendors, and third-party consultants.
Preferred:
- Experience with major data centre providers in Europe.
- Deep understanding of data centre mechanical & electrical systems.
- Knowledge of the European data centre supply chain and market.
- Strong negotiation skills in dealing with GCs, OFCI vendors, and consultants.
- Proven track record in developing high-quality documentation for processes, standards, and procedures.
- Experience engaging and managing third-party Quantity Surveyors.
