Role Overview The Senior Site Manager will take full responsibility for leading the delivery of a 118-unit residential housing development, with further projects in the pipeline (apartments and large-scale housing phases). This is a pivotal leadership role, requiring strong technical knowledge, programme management, and the ability to drive standards across safety, quality, and delivery. This position offers long-term career progression as the pipeline grows, with opportunities to lead larger multi-phase housing and apartment projects in Dublin and the surrounding region.

Client – Leading Residential Developer / Main Contractor (self-funded, strong land bank pipeline)
Company Context
Established residential developer / contractor with turnover of €30m+.
Self-funded developer
Current active scheme: 118 houses, with pipeline to deliver 40 apartments and a further 250+ units under planning in Clonburris / Clondalkin
Long-term vision: land bank across Dublin to facilitate delivery of 1,000+ new homes over the coming years.
Key Responsibilities
Lead daily site operations on a 118-unit housing development, ensuring programme, safety, and quality objectives are met.
Oversee subcontractors, direct labour, and suppliers; manage coordination of multiple trades.
Ensure compliance with health & safety legislation, BCAR, and building regulations.
Take ownership of project delivery timelines, weekly progress reporting, and proactive problem solving.
Coordinate with design, commercial, and technical teams to close out queries and resolve design challenges.
Maintain strong communication with the developer’s management team and client representatives.
Plan and deliver snag-free handovers, ensuring customer satisfaction and high-quality finish.
Prepare the site for the next phases of development (apartments, further housing, 250+ pipeline units).
Mentor junior site staff, engineers, and forepersons, promoting best practice and team development.
Ideal Candidate
10+ years’ experience working with a developer or tier 1/tier 2 main contractor.
Proven track record of delivering multi-unit housing schemes or apartment blocks.
Strong leadership and communication skills, able to manage a large team and multiple subcontractors.
Deep knowledge of Irish Building Regulations, BCAR, and H&S compliance.
Excellent programme management and organisational skills.
A forward-thinking approach with the ability to prepare sites for large future phases.
Construction-related degree or trade background with progression into management.
