Site Manager

Site Manager (Residential) Tullamore, Offaly €100-120k + Car Allowance + Bonus Required for a well-established residential developer undertaking 220+ Units in Tullamore with a full order book for next few years.
Role Lead and manage the full lifecycle of a residential housing projectfrom site setup and groundworks through certification and handover.
Ensure delivery is on schedule, within budget, and meets quality, safety, and regulatory standards.
Key Responsibilities Oversee daily site operations, including subcontractors, direct labour, and materials coordination.
Implement quality assurance and conduct regular site inspections Enforce Health & Safety regulations, hold toolbox talks, and ensure compliance with RAMS.
Maintain site diaries, reports, lookahead schedules, and all necessary documentation (including BCAR files where required).
Liaise with project managers, engineers, architects, local authorities, and utility providers.
Monitor budget performance, assist quantity surveyors, and manage risk strategies Lead and motivate site team and subcontractors toward program milestones.
Required Qualifications & Experience 5+ years proven experience in site management, particularly on residential developments (housing, apartments, or mixed-use).
Knowledge and application of Irish Building Regulations, certification standards (e.g., BCAR), and Safety requirements Degree or Higher Diploma in Construction or relevant trade qualifications, or equivalent hands-on experience.
