The Maintenance & Facilities Manager at Killarney Hotels Collection will be responsible for daily maintenance operations at The Europe Hotel & Resort, The Dunloe Hotel & Gardens and Ard na Sidhe Country House. Position Overview We are seeking a skilled and proactive Maintenance & Facilities Manager to oversee maintenance operations across three prestigious luxury hotel properties. Reporting directly to the Managing Directors and the Director of Engineering, this role is essential for ensuring the safety, functionality, and aesthetic excellence of our facilities. The successful candidate will bring technical expertise in electrical systems, plumbing, and general property maintenance, combined with strong leadership capabilities. This position encompasses a wide range of responsibilities, including managing spa and pool systems, fire safety compliance, and Building Management Systems (BMS). Additionally, the role involves integrating innovative technologies into our building and room furnishings in collaboration with our IT and operations departments. The ideal candidate will have a proven track record of leading maintenance teams, coordinating large-scale projects with external contractors, and maintaining compliance with health and safety standards. Flexibility to respond to emergent on-call situations and experience managing large projects with tight deadlines are vital. Key Responsibilities Leadership and Team Management Lead, train, and mentor a team of maintenance personnel to ensure efficient and high-quality work across properties. Manage scheduling and task delegation while monitoring team performance. Maintenance Operations Oversee electrical, plumbing, HVAC, Building Management Systems (BMS), kitchen and mechanical systems, ensuring compliance with safety and operational standards. Conduct regular inspections to identify, prevent and resolve maintenance issues. Ensure the seamless functioning of spa facilities, including pool maintenance and water quality control. Be available to respond to emergent on-call situations as required, including evenings, weekends and bank holidays. Fire Safety Compliance Ensure all properties meet fire safety regulations, including arranging regular fire drills, testing fire alarm systems, and maintaining fire extinguishers and suppression systems. Collaborate with local authorities and agencies to stay updated on compliance standards. Train staff on fire safety protocols and emergency procedures. Project Coordination Organize, liaise, and manage large teams of external contractors for specialized projects. Ensure contractors meet deadlines and adhere to agreed specifications. Oversee health and safety compliance for all contractor activities, equipment, and structures used on-site. Technological Integration Work closely with IT and other operations departments to integrate new technologies into building and room furnishings. Maintain and troubleshoot Building Management Systems (BMS). Operational Efficiency Manage budgets effectively to optimize resources and reduce costs. Develop and implement preventative maintenance programs to extend the lifecycle of equipment and infrastructure. Maintain accurate maintenance records and ensure compliance with all regulatory requirements. General Maintenance Address day-to-day maintenance needs, including carpentry, painting, and general repairs with relevant personnel or contractors. Ensure timely and efficient resolution of all maintenance-related issues to minimize guest disruption. Health, Safety, and Environment (HSE) Conduct regular safety inspections and audits to maintain compliance with health and safety standards. Promote a culture of safety across all maintenance activities.
