The Role: Site Manager This Site Manager role is based in Co Cork (north side) on a major residential housing development that will continue through multiple phases over the coming years. The development comprises a large-scale residential scheme incorporating houses, duplexes, apartments, retail units, a crèche, medical facilities, community spaces, greenways, open spaces and extensive infrastructure works. As Site Manager, you will oversee daily site operations, coordinate subcontractors, manage programme delivery, maintain quality standards, and ensure all works are completed safely and efficiently. You will report to the Project Manager and play a key role in delivering residential units to programme while maintaining high standards of workmanship throughout the development. Must Have Requirements
- Must have 5+ years' experience as a Site Manager on residential construction projects
- Proven experience required managing housing developments with a main contractor or developer in Ireland
- Strong knowledge of health and safety legislation and site management procedures
- Experience coordinating subcontractors and driving programme delivery
- Excellent communication and reporting skills required Preferred Experience
- Experience delivering large-scale housing developments preferred
- Background managing mixed residential schemes including houses, duplexes and apartments beneficial
- Experience with digital construction reporting platforms advantageous
- Strong understanding of quality control and snag management processes Nice to Have
- Construction related qualification
- SMSTS, Safe Pass or equivalent site management certifications
- First Aid certification
- Experience managing infrastructure and public realm works within residential developments

Key Responsibilities
- Manage day-to-day site operations on a large residential development
- Coordinate subcontractors and direct labour on site
- Ensure programme milestones are achieved and maintained
- Monitor quality standards and ensure high-quality finishes throughout the project
- Maintain health and safety compliance across all site activities
- Conduct site inspections and manage snagging procedures
- Liaise with Project Managers, engineers, design teams and commercial staff
- Manage site logistics, deliveries and workforce planning
- Maintain accurate site records and reporting documentation
- Ensure works are delivered in accordance with drawings and specifications About You You are an experienced Site Manager with a strong residential construction background and a proven track record delivering housing developments in Ireland. You are comfortable managing multiple subcontractors within a live site environment while maintaining programme, quality and safety standards. You have strong organisational skills, excellent attention to detail and can build positive working relationships across site and management teams. You understand the importance of delivering residential units on programme while maintaining the quality standards expected on a long-term housing development. What’s on Offer
