About the Role:
- We are seeking an experienced Project Director to lead our residential and apartment delivery projects across Dublin, Wicklow & Louth.
Key Responsibilities:
- Oversight of full project lifecycle: programming, procurement, budgets, risk, QA, H&S, and handover.
- Leading site teams (Site Managers, Engineers, QS, Admin) across concurrent schemes; setting weekly/daily look-aheads.
- Coordinating with design teams, consultants, utilities, and local authorities; managing RFIs and value engineering.
- Driving subcontractor performance, labour and plant resourcing, and material call-offs to meet programme.
- Overseeing BCAR/QA processes, ITPs, inspections, and documentation; managing client/assigned certifier engagements.
- Monitoring cashflow, variations, and change control in partnership with commercial team.
- Reporting progress, risks, and mitigations to senior management; maintaining clear project dashboards.
- Championing a strong Safety Culture (RAMS, permits, audits, toolbox talks) and impeccable site presentation.
Your Skills and Qualifications:
- 6+ years in project management within residential/apartment delivery (Ireland/UK), with at least one full lifecycle project.
- Strong knowledge of timber frame and traditional build, RC Frame, M&E interfaces, fire-stopping/compartmentation, and faade coordination.
- Proven record of programme management and de-risking constraints on live, multi-unit schemes.
- Commercially aware; comfortable with cost control, procurement, and change management.
- Excellent stakeholder and team leadership skills; decisive, organised, and solutions-focused.
- Proficient with MS Project (or equivalent), Excel, and common snag/QA platforms.
- Relevant qualification in Construction/Engineering/PM or equivalent experience; Safe Pass and H&S certifications advantageous.
