An exciting opportunity has arisen in our Property Team for a Property Asset Manager. This role is fast-paced and varied, involving property management and strategic asset management of our existing property portfolio, as well as assisting with the acquisition and development of new properties in line with company requirements. Working closely with the Head of Property and the wider Asset Management team, the role will be supported by our Property Finance and Store Development teams to deliver a market-leading store environment for our customers.
Key Responsibilities:- Review and analyze all property outgoings in your region, including Service Charges, Insurance, Rates, and other property-related expenses.
- Develop, agree, and implement a letting strategy for vacant properties to increase footfall and reduce void costs.
- Develop, agree, and implement acquisition and disposal strategies, managing legal contract negotiations for transactions.
- Negotiate lease renewals and ensure re-letting at optimal rental levels.
- Oversee rent review negotiations with landlords and tenants.
- Implement reconfiguration strategies for Dunnes Stores Shopping Centres, including vacating units, relocating tenants, and supporting expansion or redevelopment projects.
- Maintain all properties in your region to the highest standards.
- Utilize GIS mapping software for spatial analysis and market intelligence, supporting strategies for existing and new markets.
- Prepare service charge budgets and apportionment schedules for shopping centres in collaboration with the Property Finance Team.
- Manage and maintain the in-house Property Database with relevant asset information.
- Minimum of 3 years of relevant experience as a property surveyor or within the commercial property industry.
- Experience in FMCG or retail environments is preferable but not essential.
- Degree qualification in Real Estate, Property Economics, or a related discipline is preferable.
- Flexibility to travel across Ireland and the UK; role based in Dublin.
- Strong analytical, problem-solving, and presentation skills.
- Proficiency in Excel and PowerPoint.
- Excellent interpersonal skills and ability to work with cross-functional teams.
- Ability to multitask and deliver projects flawlessly.
