Youll be Drogheda-based and take responsibility for housing and apartment projects across Co. Dublin, Wicklow, and Louth, ensuring delivery on time, on budget, and to high quality/safety standards. Key Responsibilities Own the full project lifecycle: programming, procurement, budgets, risk, QA, H&S, and handover. Lead site teams (Site Managers, Engineers, QS, Admin) across concurrent schemes; set weekly/daily look-aheads. Coordinate with design teams, consultants, utilities, and local authorities; manage RFIs and value engineering. Drive subcontractor performance, labour and plant resourcing, and material call-offs to meet programme. Oversee BCAR/QA processes, ITPs, inspections, and documentation; manage client/assigned certifier engagements. Monitor cashflow, variations, and change control in partnership with commercial team. Report progress, risks, and mitigations to senior management; maintain clear project dashboards. Champion a strong Safety Culture (RAMS, permits, audits, toolbox talks) and impeccable site presentation. About You 6+ years in project management within residential/apartment delivery (Ireland/UK), with at least one full lifecycle project. Strong knowledge of timber frame and traditional build, RC Frame, M&E interfaces, fire-stopping/compartmentation, and faade coordination. Proven record of programme management and de-risking constraints on live, multi-unit schemes. Commercially aware; comfortable with cost control, procurement, and change management. Excellent stakeholder and team leadership skills; decisive, organised, and solutions-focused. Proficient with MS Project (or equivalent), Excel, and common snag/QA platforms. Relevant qualification in Construction/Engineering/PM or equivalent experience; Safe Pass and H&S certifications advantageous.
