Senior Property Manager Job Overview

This is a key leadership role within a rapidly expanding property management team, overseeing a substantial portfolio. The Senior Property Manager will be responsible for delivering exceptional service to clients, managing all aspects of the portfolio, and leading a dedicated support team to ensure smooth operations.

Key Responsibilities:
  • Conduct thorough building inspections and prepare detailed reports outlining any necessary repairs or maintenance.
  • Oversee the management and maintenance of commercial and/or residential buildings to ensure they are well-maintained and meet client expectations.
  • Provide expert advice on service charge budgets and expenditure, ensuring lease compliance and value for money.
  • Deliver comprehensive consultancy services on landlord and tenant matters, including lease obligations, dilapidations, and repair liabilities.
  • Prepare and review maintenance plans, schedules of condition, and refurbishment specifications to ensure properties are properly managed.
  • Manage external contractors, tender processes, and supervise works on site to ensure projects are completed on time and within budget.
  • Contribute to long-term asset management strategies and capital works planning to maximize property value.
  • Liaise with clients, tenants, legal advisors, managing agents, and other stakeholders to ensure effective communication and issue resolution.
Requirements:
  • Degree in Building Surveying, Property Management, or a related discipline.
  • MRICS or working towards chartership (preferred but not essential).
  • At least 5 years experience in a property/building surveying environment.
  • Strong knowledge of commercial leases, service charge mechanisms, and property legislation.
  • Proven experience in property management and service charge consultancy.
  • Excellent report writing and communication skills.
  • Proficient in Microsoft Office; experience with property management systems advantageous.
  • Ability to work independently, prioritise workload, and meet deadlines.
