Residential Property Manager PRS (Client side)

This is an excellent opportunity to join the in-house property management team of one of Ireland’s largest private developers as a Residential Property Manager (Tenancy Management) for a prime onsite role in Dublin city centre.

The development is currently midway through its lease-up phase, presenting an exciting opportunity for an experienced property professional to play a key role in its ongoing success. The successful candidate will oversee a mid-scale development with premium amenities, including a gym, lounge, multimedia spaces, and breakout areas.

Minimum Requirements:

  • Experience in Residential Property Management is Essential.
  • Proficient knowledge in residential tenancy management and an excellent understanding of landlord and tenant legislation, RTB regulations, and statutory property obligations.
  • Possession of a PSRA D licence.
  • Ability to provide examples of successful relationships with both tenants and landlords.
  • Outstanding communication skills, both verbal and written.

Responsibilities:

  • Oversee the external lettings advisor on all new lettings and lease renewals.
  • Pursue tenants in arrears in a timely manner.
  • Promptly resolve all maintenance issues for tenants.
  • Liaise with investors on queries and updates, and provide regular reporting on the portfolio.
  • Handle tenant queries and requests on a daily basis.
  • Represent the brand to a high standard and work towards results-driven outcomes in relation to new lettings, occupancy levels, and renewals.
  • Manage all maintenance contractors, negotiating costs of works.
  • Oversee all inspections of properties.
  • Manage all tenants moving out and oversee utility transfers.
  • Prepare properties for re-letting.
  • Keep the Lettings team updated on move-outs.
  • Ensure all paperwork is in order and accurately completed (attention to detail is essential).

Skills:

  • Knowledge of residential tenancy management.
  • Knowledge of landlord and tenant legislation.
  • Knowledge of RTB regulations.
  • Previous experience of working with Yardi software is beneficial but not required.
