Residential Construction Manager Opportunity

This is a pivotal role in the delivery of residential projects from pre-construction through to final account.

The successful candidate will be responsible for managing all aspects of cost planning, procurement, contract administration, and commercial reporting.

Working closely with the Commercial Manager and site teams, you will ensure projects are delivered on time, within budget, and to the highest standards.

  • Prepare and manage accurate cost estimates and budgets for residential developments
  • Oversee procurement processes, including tendering and contract negotiation
  • Monitor project costs and provide regular financial reports to senior management
  • Manage subcontractor accounts, valuations, and variations
  • Ensure compliance with contractual obligations and company procedures
  • Provide commercial input into project planning and risk management
  • Mentor junior QS staff and contribute to team development

Requirements

  • Degree-qualified in Quantity Surveying or a related discipline
  • Minimum 8 years' experience in a QS role, ideally within residential construction
  • Strong knowledge of Irish building regulations, contracts (e.g., RIAI, JCT), and procurement methods
  • Proven track record of managing budgets, cost control, and commercial reporting
  • Excellent negotiation, communication, and stakeholder management skills
  • Proficient in relevant software (e.g., Excel, CostX, Buildsoft, or similar)
  • Ability to work independently and as part of a collaborative team
