
Aftercare Manager

Aftercare Manager for a Tier 1 Main Building Contractor to work across our clients' prestigious large-scale projects in the Dublin region. This role reports to a company director and is primarily responsible for dealing with defects after completion.
Responsibilities- Coordinate Stakeholders: Manage daily interactions between clients, subcontractors, and the Maintenance Team to ensure effective defect resolution and aftercare.
- Resolve Defects: Address disputed defects with clients or subcontractors, maintaining strong relationships while ensuring timely and accurate resolutions.
- Manage Helpdesk: Oversee the Helpdesk system to log and track all maintenance and defect work, ensuring regular updates and adherence to procedures.
- Ensure Workflow Compliance: Assess and action defects according to established workflows, ensuring accurate diagnosis of root causes and raising Non-Conformance Reports (NCRs) for major defects.
- Lead Meetings and Reporting: Chair weekly Maintenance Meetings, circulate minutes, and deliver monthly Procore dashboards, fortnightly progress reports to the Quality Department, and interim dashboards during defect periods, covering progress, costs, and milestones.
- Build Relationships: Develop ties with specialists, architects, engineers, and clients' facilities management teams to support defect management and aftercare processes.
- Identify Trends and Lessons: Analyse defect trends, propose solutions, generate Lessons Learned with project teams, and prepare Quality Alerts as required by the Quality Department.
- Support Commercial Processes: Enable the Commercial Team to handle notices, warranties, and obligations; ensure proper record-keeping for non-compliant subcontractors; and track costs for access, plant, materials, and equipment to recover expenses from the supply chain.
- Previous experience as an aftercare / defect manager.
- Experience of defect resolution or Property Management (Ideally).
- Will consider strong site management experienced candidates that want to move into this area.
