The housing market and employment are intricately linked, with the Central Bank playing a pivotal role in regulating the mortgage sector. The bank's regulations aim to prevent a Dublin property bubble, but have faced opposition from those struggling to afford homes.

It is argued that hardworking individuals seeking security through homeownership are being penalized. However, the issue of affordability in Ireland predates the Central Bank's regulations. To put this into perspective, if house prices had increased at the same rate as 2014 in 2015, the average house price would be closer to €400k, exacerbating the issue of affordability.

To address housing affordability, we must focus on increasing supply. This can be achieved by:

  • Taxing unused zoned land in Dublin to encourage development.
  • Encouraging the renovation of spaces above shops and offices in city centers.
  • Building upwards, utilizing space more efficiently, and reducing costs.

By addressing housing affordability, we can create new solutions to this long-standing problem, which has knock-on effects on investment, job creation, and quality of life.
